Vonovia SE Appoints Luka Mucic as New CEO, Rolf Buch Steps Down

The largest private landlord in Germany, Vonovia SE, has announced a major leadership change, whereby the long-serving CEO, Rolf Buch, would step down at the end of 2025 and Luka Mucic was named as his replacement. This transition would be a strategic move aimed at guiding this company to the next phase of growth without losing its stability in Europe’s fiercely competitive housing market.

Vonovia’s supervisory board confirmed that the succession plan had been mutually agreed upon with Buch, to take effect no later than 31 December 2025. Until such time as the transition is complete, Buch will stay in his position to ensure a smooth handover and to support the new CEO in the transition period. The board stressed that this change in leadership coincides with a phase of tremendous operational strength and thus enables Vonovia to face the future from this position of strength.

Rolf Buch has been at the helm of the company since 2013, initially at Deutsche Annington, which later merged into Vonovia. During his tenure, Vonovia became a DAX-listed company; it also considerably expanded its portfolio through several acquisitions and modernization initiatives in its housing stock. The company went through most difficult macroeconomic conditions, such as increasing interest rates, yet still kept vacancy rates low and tenants satisfied. Under the tenure of Buch, Vonovia started to stress more on tenant-centric services and sustainability to meet new regulatory and social expectations.

Despite his successful tenure, the supervisory board indicated that Vonovia’s next phase requires a leader with a different set of experiences, particularly in technology-driven transformation and digital services. Enter Luka Mucic, whose professional background includes senior executive roles at SAP SE and Vodafone Group, where he managed both financial and operational responsibilities. His expertise in digital technologies, business strategy, and customer-oriented services will likely stand in good stead for Vonovia’s plans to expand beyond traditional rental income and strengthen its value-added services, which include energy management and sustainability initiatives.

The appointment of Mucic accentuates Vonovia’s emphasis on the integration of technology into its core operations. The company increasingly uses digital solutions that enhance the tenant experience, manage properties more efficiently, and optimize energy consumption. In Germany’s housing market, which is in high demand to provide affordable, climate-neutral housing, the new CEO has to drive innovation while continuing to operate the company with strong operational and financial performance.

The changeover, from an investor point of view, thus symbolizes continuity and strategic foresight. Vonovia presented strong financial results in 2025, including a 15 percent increase in adjusted EBITDA during the first quarter. The board believes that Mucic’s experience in scaling large, complex organizations and managing digital transformations will support Vonovia in diversifying revenue streams and reinforcing its position in the market. According to analysts, this move is a signal of Vonovia’s intention to increase profitability while responding to regulatory and social expectations, especially in energy efficiency and sustainability.

For tenants, the change in management is unlikely to disrupt daily operations, but may accelerate the rollout of technology-driven services. Mobile platforms for rent payment, energy monitoring, and requests for maintenance are expected to expand, adding convenience and visibility. The company is also set to keep updating its housing stock to meet energy efficiency criteria, which is Germany’s climate goals. This transition will be closely watched by the wider German real-estate sector. Vonovia’s strategy of marrying traditional rental operations with digital innovation and sustainability is seen as a model by an increasing number of large-scale residential landlords. Founders and entrepreneurs can learn valuable lessons with regard to succession planning from the Vonovia approach: timely leadership changes coupled with corporate strategy ensure long-term growth and investor confidence.

The appointment of Luka Mucic as the new CEO of Vonovia seals a new chapter in the company’s history. While Rolf Buch leaves behind a legacy of growth and tenant-focused innovation, Mucic brings with him a vision cemented in digital transformation, operational excellence, and sustainable growth. This well-orchestrated transition thus places Vonovia at the heart of Germany’s housing market, making it competitive, resilient, and responsive to new challenges and opportunities. To stakeholders, from investors through tenants and industry observers, the change in leadership is a clear signal that Vonovia is setting up for the next step in strategic development; balancing stability with innovation in one of the most important sectors in Europe.
